- Low Season is from Queen's Birthday Monday to August 31
- High Season is from September 1 to December 20, and from the Portsea Polo weekend (approx 10th January each year) to Monday of the Queen's Birthday in June
- Peak Season is from Christmas Eve to the Portsea Polo Weekend plus Easter (4 nights) and Long weekends (3 nights)
Weekend nights are Friday and Saturday nights - Mid Week nights are Sunday through Thursday

Booking Conditions:
- Minimum 7-night stay between Christmas and the first weekend of January
- Minimum 4-night stay during Easter and 3-night stay on long weekends
- Minimum 2-night stay on all other weekends
- One night stay available on weekdays in high season and weekends in low season - surcharge applies($50 for self-contained accommodation, $300 for group bookings)
- Children under 2 years old are Free of Charge
- A $95.00 fee applies to booking transfers
- 50% deposit required at time of booking (20% of full rate is non refundable)
- Dogs accepted in Cottages by request
- Pool heating - surcharge applies
- Late check may incur a fee of $50 per hour
